Frequently Asked Questions

Q Who obtains the building permit?
A After you have approved the plan design, we will draw up the plan specifications, including hiring engineers when needed to meet all building and safety codes, and submit the plan to the city/county. Then we have to wait for them to process the application, which can take weeks (Maricopa County is backlogged).

Q What is a plot plan?
A A plot plan is a legal drawing of the lot, showing the exact location of buildings, dimensions, and distances from the property line. It is typically issued on 8 1/2 by 11 sheet of paper, and if it isn't with your title papers, it can be obtained from your city or county jurisdiction. A plot plan is required component of the application for a building permit.

Q What kind of return can I expect from my investment?
A How much your home's resale value increases depends on the scope and type of project. According to the latest statistics, your home remodeling investment increases a home value an average of 20%. (Professional Remodeler, "What Consumers Want," Sept. 2002, p. 46)
A recent survey by the National Association of Home Builders, based on 1,100 households who had completed a remodeling project of $2000 or more in the prior 2 years found that 70% of the homeowners felt they got $100 value for every $100 spent. (Qualified Remodeler, "Study Reveals Positive Homeowner Views on Remodeling Value," May 2001, p. 18)

Q Are you a "Green Builder"? (environmentally friendly)
A Our recommendations include how to make your home more energy efficient, how to harvest natural light, yet avoid heat gain. We will suggest ways that you can make your home a place for people to live independently for many years (called universal design).
Our goal is to minimize waste, and we donate useable building supplies that you no longer want, e.g. single pane windows, to organizations that help those less fortunate make their homes safe and more livable.
